Farmhouse properties in Goa — especially the larger plots common across South Goa — need a fundamentally different irrigation approach than a compact villa garden. Scale changes almost every decision.
Start with the water source, not the sprinklers
The most common mistake on large properties is designing zones before confirming what the water source can actually sustain. Borewell yield varies enormously property to property, and a system sized for the planting plan without checking supply capacity will bottleneck the moment more than one or two zones run simultaneously. Get the borewell tested and understand its sustained yield before finalising any zone layout.
Zoning by plant type and sun exposure, not just area
Large properties should be broken into zones based on what's actually planted and how much sun each area gets, not simply divided by square footage. Open lawn, shaded coconut groves, ornamental beds near the house, and utility or kitchen garden areas all have different water needs and should run on independent zones and schedules rather than one blanket cycle.
Drip, sprinkler, or both — almost always both
For farmhouse-scale properties, a hybrid system is close to standard: sprinkler zones for open lawn and grove areas where broad coverage matters more than precision, and drip zones for ornamental beds, hedgerows, and any high-value or newly planted specimens. Automation is worth it at this scale
Manually managing irrigation across a large, zoned system is impractical — a timer-based or smart controller setup pays for itself quickly in water savings and in not relying on someone remembering to run each zone on schedule. This matters even more for farmhouses that aren't occupied year-round.
Getting the design right the first time
Retrofitting a farmhouse irrigation system after planting is far more disruptive and expensive than planning it alongside the landscape design.
